Full-time Facility Operations Manager

Clairmont Oaks, a Senior-Living Apartment Community, is accepting applications for the position of Facility Operations Manager.

Clairmont Oaks provides quality affordable housing and services to older adults. We welcome people of all faiths and beliefs. Clairmont Oaks is an outreach ministry of Decatur First Baptist Church. Clairmont Oaks is located in the heart of the City of Decatur.

The Facility Operations Manager is responsible for providing a quality environment and efficient operation of the facility through planning, management and supervision of the physical plant, life safety systems, and specified financial modules of a H. U. D. (Department of Housing and Urban Development) subsidized senior-living community.

Major Job responsibilities include but are not limited to:
• Support maximum occupancy through providing a quality living environment, and through efficient operation of a safe, sanitary and organized facility.
• Manage inspections, preventive, predictive, programmed and emergency maintenance and contracts to preserve the environment, the asset and the property.
• Participate in risk assessment, supervision and management of life safety, security systems and safety procedures, programs and contracts to ensure the safety of the building and its occupants.
• Enhance facility operations through improvements and procedures, including documentation: physical plant, life safety, inventory, computer integration, purchasing, budget, payroll, Accounts Payable, and maintenance and contract security employees.

The ideal candidate possesses the following:
· Ability to perform effectively in a highly regulated environment
· Three to five years of experience in "hands-on" management and supervision of all aspects of facilities maintenance preferred.
· College degree or technical certifications preferred.
· Computer systems proficiency or willingness required including Microsoft Office, Access Control Keywatcher, Smartphone communicating using email and text.
· Strong electrical and mechanical aptitude ·
· Ability to read and interpret documents such as safety rules, operating and maintenance instructions and procedure manuals.
· Ability to write routine reports and correspondence
· Proficient written, verbal skills and interpersonal skills required
· Record of safe performance of duties in prior jobs.
· Mental and physical ability to perform duties of the job as described above - able to lift 75 pounds alone, 125 pounds with assistance. Able to respond to emergencies calmly and follows company procedures.
· Excellent time management skills and organizational skills
· Ability to create outcome based action plans
· Ability to perform tasks in a friendly, customer service oriented environment.
